Project Description:

Clark Homestead is a three unit, single family development, being constructed on one of Paonia's original farm sites.  It is in the heart of the community, and offers an easy walk to the parks, shopping and social activities.  An ideal place for those early retirees who wish to simplify their lives by downsizing into an elegant but smaller home.

The three homes have similar features but each has its own character.  One is reminiscent of the original Clark house with pale brick walls and Italianate hood arches over its windows.  A second has Craftsman Style elements using composite siding and a flat fieldstone wainscot.  Alpine styling dominates the third with recessed windows, light stucco walls and a wainscot of river rock.  All three have a Folk Victorian porch at its entry where the residents can sit and watch the world flow past.

Within the walls lies a compact layout with an orientation towards views and the early morning sunshine.  An inviting entry leads to an open great room that houses a sitting area, formal dining space and charming kitchen.  On the opposite side of the home are two bedrooms, one for the owners and another for guests.  The smaller of the two could be used for an office or den.  Each bedroom has access to a bath for convenience and privacy.  An efficient laundry is centrally located enabling ease of washing and drying clothing.  Generous storage exists throughout providing places to organize and maintain wardrobes, linens, utensils and other possessions.  Additional storage is available in an oversized two car garage adjacent to each house.

The ambiance of these homes is exquisite with each major space enlivened by the penetration of daylight from windows on two sides.  Cross ventilation is also enabled by the presence of openings on all walls of the houses.  Although the layout is compact, rooms are sized with ample space for comfortable living.  Distinctive and qualitative materials are used throughout.  Hardwood cabinets, with seamless tops and tile accents, have a presence in all three kitchens.  Tile lines the showers and floors in the bathrooms. Select hardwood flooring lies underfoot in the living, dining and kitchen space, and is reflected by wood paneling in the vaulted ceiling above.  The remaining spaces are carpeted and feature textured drywall with a crown mold at the ceiling interface.

Comfort is to be provided throughout the homes by an all electric, year round, geo-exchange heating and cooling system.  The exterior envelopes will be insulated with highly efficient, blown-in cellulose.  All windows are to have Low-E glazing, and doors tightly fitted with effective weatherstripping. These homes are designed to be energy efficient and comfortable.

The Clark Homestead has been designed for those willing to invest in a retirement property that will have high ambiance, low maintenance, minimal care and some control over energy costs as they continue to rise in the future.  Simplifying their lives by downsizing into a well designed, expertly constructed, compact home, will enable the homeowners to enjoy their later years by walking about town, participating in local events, enjoying outdoor activities and traveling without concern about the house.
